Sprecher v. Adamson Companies

An active landslide -- a natural condition unaffected by Adamson's (defendant) activities -- ran through its property and, activated by heavy rain, moved Sprecher's (defendant) house into contact with neighbor Sexton's (plaintiff) house; Sprecher cross-claimed against Adamson for failing to correct or control the landslide, and the trial court granted Adamson summary judgment based on the common-law rule shielding landowners from liability for natural conditions.
