R&R (plaintiff) operated a grocery store under a lease requiring written renewal notice at least a year before the December 31, 1984 end date, but missed the December 31, 1983 deadline, reportedly because its prior attorney (who had since died) had probably intended to send the notice. After Stiegler (defendant) notified R&R the lease would end, R&R sued for an injunction, and the trial court granted it based on equitable concerns about forfeiture, given R&R's substantial investment in the store and lack of a comparable nearby alternative; Stiegler appealed.
