The Engelmeyers built and maintained a turnaround roadway and surrounding recreational area on a 0.18-acre strip for 18 years, genuinely believing they owned it, even though their deed never actually described that strip; the Poseys (defendants) later surveyed their adjoining land and discovered the strip technically belonged to them, while the Engelmeyers sold their entire property, including the undescribed strip, to the Porters (plaintiffs), whose attorney assured them the omission wouldn't matter. When Posey installed a cable blocking the Porters' access to the roadway, the Porters sued to quiet title.
Whether title to property acquired by adverse possession may be transferred to a new owner by a deed that does not contain a description of that specific property.
